Lack of Inventory or Lack of Motivation?

I showed another couple of places to client JT this evening.  Honestly, one of the buildings had an elevator that stank like someone couldn't make it to the washroom in time - eeew!  Then not only did the elevator smell, but when we opened the door to the suite, we got a strong whiff of a smoker's home that was trying conceal the fact that they were smokers.  Nice try buddy.  It was an older place too, so having no balcony didn't help the situation.  It was spacious, but "cheaply" renovated, had super high maintenance fees with no heat or hydro included, and it had that aweful elevator, so it was a big fat NO.

The townhouse we saw wasn't too bad though and had a very reasonable price tag given it's size, characteristics and location.  It wasn't the best of locations being on Jarvis and Carlton, but it's actually not too bad now with the new ballet school, new developments and the gradual cleanup of all the "pay per play" and the "is that a she or he" crowd.  I think its a great value, but I honestly can't read client JT too well.  I have no clue when he likes a place, if he's considering it, if he's even being reasonable or whatnot.   We've been out quite a few times already and from what I gather as his "perfect home," he hasn't felt the same way and the ones he has inquired further about were totally not what I expected. 

I'm confused - is it a lack of inventory or a lack of motivation on his part?

I know that he's a very analytical guy who wants a deal, but so does everyone else in the downtown market and if you don't act fast and be firm, someone else will!  He thinks with his head and not his emotions, which is actually not as condusive to real estate deals!!  I need to secretly instill some more motivation and emotion into him I think.  He definitely does not seem like he will NOT bid on a property or pay the asking price even, so hopefully we can find him something in a reasonable amount of time.
