Three Strikes... and We Keep Going Out

Sunday... who takes offers on Sunday?  Well, apparently this agent does. GRRR... I had to cancel all my plans to do the offer tonight.  Sucks, but it's the cost of doing business I suppose.

I went out for showings with some clients today and we happened to stumble upon a jewel on the Etobicoke waterfront.  Of course, with all jewels, we weren't the only ones to discover it, so surprise, surprise - there was a bidding war.  Looks like the multiple offer manifestation is spreading east and west of the core now.  It's almost odd how the number of sales are decreasing across the Toronto Real Estate Board, yet the prices keep increasing.

Anyway, I'm not going to go on a rant about bidding wars again, I think I've done enough of that in my previous posts.  Instead, I'll talk about nicer things... like the fricken amazing view in this condo... it was a completely stunning unobstructed west facing waterfront view.  Breathtaking.  It was in an older building on Palace Pier, which is solidly built and amazingly managed with over 2 million dollars in the reserve fund even after a complete reno of the hallways and lobbies.   Although the actual unit was not completely updated, there was no questioning the value of the investment.  See, I don't know what all the hype is about with these new buildings... it's really the old ones that are really standing the test of time.

Unfortunately, not this time for my clients, but on to the next...
